Not an agency or a management company. A small independent operation, these are our own places. We chose the furniture, commissioned the murals, and we answer when you message.

No call centre, no script. Our name is on it, so we care how it looks when you walk in.

Common questions

How do I know my booking is secure?

Your booking is confirmed in writing as soon as your deposit is received, and you get a receipt for every payment. Payments are handled through a secure card provider, so we never see your card details. We are happy to share proof of ID, insurance and safety certificates on request before you pay.

Is it safe to book direct rather than through a platform?

Yes. You pay a 15% deposit to reserve, with the balance due two weeks before arrival, and cancellation is free up to 7 days before check-in. You deal with the owners throughout, not a call centre.

Can I see the exact address before I book?

We share the full address and access details once your booking is confirmed. Before that, we are glad to answer any questions about the location, parking or transport.

What happens if there is a problem during my stay?

One of us is reachable by phone or WhatsApp throughout your stay and will deal with any issue as quickly as we can.

Do we get the whole property to ourselves?

Yes. Each home is booked exclusively for your group, up to the maximum occupancy shown on the listing.

Can we have a small celebration?

Quiet get-togethers within your group are welcome. Parties, events and extra guests beyond the booking are not permitted, out of respect for neighbours.

What is the minimum stay?

Most stays are a minimum of two nights, with lower nightly rates for weekly and monthly bookings. Send us your dates and we will confirm.

Booking, house rules & the small print

Everything laid out plainly, what you'll pay, how cancellation works, the house rules, and how we handle your data. No surprises.

Booking & payment

Send us your dates and we'll confirm the home is free and send an all-in price. To book:

  • 15% deposit to confirm and hold your dates.
  • £25 cleaning fee per stay, included in your quote.
  • Balance due 14 days before arrival (or in full if you book within 14 days).

We accept bank transfer and debit or credit card, and send a receipt for every payment. Self check-in is by keysafe, with your code sent on the morning of arrival.

Cancellation policy

Plans change, we get it. Our cancellation policy is simple, and it’s the same across our homes.

Free cancellation
Cancel any time up to 7 days (168 hours) before your check‑in date and your deposit is refunded in full, along with anything else you’ve already paid.
Within 7 days of check‑in
Deposit non‑refundable
Inside the 7‑day window the deposit is forfeited. If your balance hasn’t been paid yet, you won’t owe it, you only lose the deposit. Any balance already paid is refunded.

Refunds

To cancel, just email us at emilles2surf@gmail.com or call 07537 11306, the cancellation applies from when we receive it. Any refund due goes back to your original payment method, normally within 5 to 7 working days.

If we ever have to cancel
In the rare event we need to cancel your stay, something outside our control that makes the home unavailable, you’ll receive a full refund of everything you’ve paid, deposit included. We’ll always try to help you find alternative dates first.
House rules

A few simple house rules keep our homes lovely for the next guests. By booking with Enxon & Leon you agree to the following, they apply to The Pop Art House and The Garden Studio alike.

  • Check‑in & check‑out
    Check in any time from 3:00pm on your arrival day, and please check out by 10:00am on your last day so we can turn the home around for the next guests.
  • Who’s staying
    Only the guests named on the booking may stay, up to the maximum occupancy shown on the listing (The Pop Art House sleeps 8; The Garden Studio is a studio). No extra or unregistered guests, and no overnight visitors beyond that number.
  • No parties or events
    These are residential homes in friendly neighbourhoods. Parties, events and gatherings beyond your booked group aren’t allowed, it’s grounds for us to end the stay without a refund.
  • Quiet hours: 10pm to 8am
    Please keep noise down between 10:00pm and 8:00am, and be mindful of neighbours and shared walls at all times. It keeps us welcome on the street.
  • No smoking indoors
    Our homes are strictly non‑smoking inside, this includes vaping and e‑cigarettes. If you smoke, please step fully outside and dispose of ends responsibly.
  • No pets
    We’re not able to accept pets at either property. Registered assistance animals are welcome, just let us know in advance.
  • Treat the home with care
    Please treat everything as if it were your own: no moving furniture between rooms, tidy up after yourselves, and pop the bins out on collection day. Let us know straight away if anything breaks or goes wrong, honest accidents happen and we’d always rather hear about them.
Self check‑in by keysafe
There’s no meet‑and‑greet, you let yourselves in with a keysafe by the door. We’ll text and email your personal keysafe code on the morning of arrival. Please keep the code private and return the keys to the safe when you leave.
Privacy policy

This policy explains how Enxon & Leon collects and uses your personal information when you enquire about, or book, a stay at one of our homes, and when you use our website. It also sets out your rights under UK data protection law. We are a small, independently owned business, so we have written this in plain English.

Who we are (the data controller)

Enxon & Leon is a small, independently run short-stay business in London, offering short-stay homes for direct booking, including The Garden Studio (Peckham, SE15) and The Pop Art House (near Regent’s Park, NW1). For the purposes of UK GDPR and the Data Protection Act 2018, we are the “data controller” for the personal information described in this policy, meaning we decide how and why it is used.

The information we collect

When you make an enquiry

When you send us an enquiry through the form on our website, we collect the details you choose to give us:

  • your name;
  • your email address;
  • your phone number (optional);
  • the home you’re interested in;
  • your stay dates;
  • the number of guests; and
  • any message you add.

Please only include what’s needed to answer your enquiry, there’s no need to send us sensitive details in your message.

When you make a booking

If your enquiry turns into a booking, we’ll also process the information needed to confirm and manage your stay, typically the lead guest’s name and contact details, your confirmed dates, the number of guests, and the payment for your stay.

Because we book guests directly, payments are handled by our payment provider rather than by us. To confirm a booking we take a 15% deposit (a percentage of the total stay). A £25 flat cleaning fee applies per stay. Cancellation is free up to 7 days before check-in (the deposit is refunded in full); inside 7 days the deposit is non-refundable. We receive confirmation that a payment has been made, along with basic transaction details, but we do not see or store your full card number, which is handled securely by the payment provider.

Information collected automatically

Our website does not use tracking or advertising technology. When you contact us, the services that host our site and deliver the form (see “Who we share your information with” below) may keep basic technical logs, such as an IP address, as part of running the service securely.

Why we use your information, and our lawful basis

Under UK GDPR we must have a valid “lawful basis” for using your personal information. Ours are:

  • Replying to your enquiry, our legitimate interests. It’s in both our interests for us to answer your questions, check availability and send you a direct price. We only use your details for the enquiry you sent us.
  • Arranging and managing your booking, to take steps at your request before entering into a contract, and to perform that contract. We need your information to confirm your stay, take the deposit, arrange self check-in (for example, sharing the keysafe details) and be in touch about your visit.
  • Keeping proper business records, to meet our legal obligations, such as retaining accounting and tax records.

Where we rely on legitimate interests, you can object at any time (see “Your rights” below).

How long we keep your information

  • Enquiries that don’t lead to a booking: we keep these for a short period so we can follow up and answer any related questions, and then delete them, usually within about 12 months.
  • Booking records: we keep these for the duration of your stay and while needed to manage it and deal with any follow-up.
  • Financial and tax records: where booking information forms part of our accounts, we’re required to keep it for around 6 years to meet HMRC and other legal requirements.

When we no longer need your information, we delete it or securely dispose of it.

Who we share your information with

We do not sell your personal information, and we don’t share it for anyone else’s marketing. We use a small number of trusted service providers to run our business, and they only process your information on our instructions:

  • our website form and hosting provider (for example Netlify or Formspree), which receives and delivers your enquiry to us;
  • our email provider, which we use to receive your messages and reply to you; and
  • our payment provider (for example Stripe) when you make a booking, which securely processes your deposit and payment.

We may also disclose information if we’re required to by law, or to establish, exercise or defend legal claims.

Sending data outside the UK

Some of our providers are based outside the UK, or store data on servers outside the UK (for example in the United States), so your information may be transferred internationally. Where that happens, we rely on providers that give appropriate safeguards recognised under UK data protection law, such as UK “adequacy” regulations, the UK International Data Transfer Agreement, or the UK Addendum to the EU Standard Contractual Clauses, so that your information stays protected.

Cookies and analytics

Our website currently sets no tracking, advertising or analytics cookies, and we do not profile visitors. Any cookies used are limited to what’s strictly necessary for the site to work.

If we add website analytics or any non-essential cookies in future, we will update this policy to explain what they do and, where the law requires it, ask for your consent first.

Your rights

Under UK data protection law you have the right to:

  • access the personal information we hold about you;
  • rectification, ask us to correct information that’s inaccurate or incomplete;
  • erasure, ask us to delete your information in certain circumstances;
  • restriction, ask us to pause our use of your information while a concern is resolved;
  • object to us using your information where we rely on legitimate interests; and
  • portability, receive certain information in a portable format, or have it sent to another provider.

To exercise any of these rights, please contact us using the details at the top of this policy. We’ll respond within one month. There’s normally no charge, and we may need to confirm your identity first. Some rights only apply in certain situations, so occasionally we may not be able to act on a request, if so, we’ll explain why.

Complaints

If you’re unhappy with how we’ve handled your personal information, please tell us first so we can try to put it right. You also have the right to complain to the Information Commissioner’s Office (ICO), the UK’s data protection regulator, at ico.org.uk or on 0303 123 1113.

Changes to this policy

As we’re a new business, we may update this policy from time to time, for example if we start using a new service or add analytics to the website. When we do, we’ll change the “last updated” date above, and any significant changes will be reflected here.
